Neighbourhood Information


Downtown

The downtown core has an appeal to first time buyers and retired couples because of its affordability and convenience to amenities. These older homes come from the 20s-50s era and are generally smaller at two or three bedrooms. Common lot size is 33x100. Keep an eye out for damp crawl spaces, rotting foundations and asbestos products.


The Tunnel

Also consisting of affordable smaller homes from the 20s-50s era, this neighborhood sits along the Trans Canada Trail (Kettle Valley Railway) that runs through  a 400' tunnel northwest toward Tulameen. The original Princeton KVR Train Station now houses a Subway/Booster Juice. Watch out for damp crawl spaces, and original electrical/plumbing. Make sure homes equipped with sump pumps are properly working.


Allison Flats

A larger neighbourhood that follows the Tulameen River. Many homes in this area range from a smaller 20s-50s era to a medium 50s-70s style. Lot sizes vary. Further to the west end you’ll find newer homes, two mobile home parks, bowling alley and John Allison Elementary School. Look closely at basements and crawls sitting in low lying areas next to the river. 


The Benches

Princeton's largest neighborhood consisting of three tiered plateaus (benches). The first bench contains dwellings from larger 1910s-50s heritage style homes. 50s-70s era homes sit on the second bench. The third bench consists of medium to large homes from the 70s-90s, some with view lots.  This area also holds the "Mine Subdivision" where homes were originally built to house copper mine workers in the early 1970s.  Princeton General Hospital, and Vermillion Forks Elementary School are also located here.


Deerview/West Ridge

These two prominent neighbourhoods are the newer subdivisions in Princeton. These are generally larger homes built in the 1990s-2000s. 
West Ridge Heights is located southeast of town just off of Hwy 3. Many of these homes have views overlooking the Similkameen River and valley. Phase 3 has just been completed
Deerview Estates sits west of town off Tulameen Road and is the entrance way to China Ridge Trails for biking, hiking and x-country skiing. The subdivision usually consists of ½ acre lots. Deerview has no public sewer service so recieving and keeping septic maintenance documents is strongly encouraged.

East Princeton

The most affordable neighbourhood east of town located in an industrial park near the Weyerhaeuser Mill and Co-Gen pellet plant. You will also find mobiles in this area.


Rural Areas and Valleys


Hwy 40 (Princeton-Summerland Rd.)

This road runs up a valley that narrows and widens as you wind your way toward Summerland. There are properties from small lots at Osprey Lake to large acreages closer to Princeton. The pavement ends at about 45kms from town but a maintained gravel road continues all the way to Summerland. Three lakes (Osprey, Link, and Chain) are located about 40kms from Princeton. They offer great fishing and camping. You can also find food and accommodations at the Teepee Lakes store.


Hwy 3 (Hope-Princeton)

This is the main highway running from Hope, through Manning Park to Princeton and is the gateway to the Okanagan. You will find many farms and ranches running along both the east and west ends of Princeton. Bromley Rock located about 20kms east is a popular rest stop and campground.


Hwy 5a (Princeton-Merritt Rd.)

This winding highway will take you north toward Merritt and is littered with small fishing lakes. You will find ranches  and small parcels all along the valley. Allison Lake is a popular recreation area containing many homes and a provincial campsite.


Tulameen

The most popular recreation village in the area, Tulameen and Coalmont hold a lot of history and much of it can be found exploring the area. Located about 35kms northwest, Tulameen Is an established townsite that sits at the edge of Otter Lake. A small grocery store with gas pumps, a motel, and camping are just some of the services available here. Properties are serviced privately, with drilled or shallow water wells and septic systems, some lots requiring type II or III septics. Common lot size is 50x120.


Missezula Lake

Is a secluded town site that may not have the amenities Tulameen has, but taking the 35km trip will reward you with arguably the nicest and largest recreational lake in the area. The homes are serviced with private septic systems and  a modern public water system that is maintained by the Missezula Waterworks District. Although well maintained, the gravel roads can get dusty during the summer, and the steep geography around the lake provides minimal lake front properties. The community consists of recreation and permanent homes on ¼ acre lots.


Old Hedley Rd

This is the old winding highway to Hedley that runs 40kms east, parallel to Hwy 3 while the Similkameen River flows in between. This area holds homes with small lots, ranches/farms with larger acreages and The Bromley Rock Subdivision.


Copper Mountain Rd

Is the old highway to historic Allenby and the newly revitalized Copper Mountain Mine that's expected to reopen in mid 2011. A scenic winding road providing access to medium and large acreages, some with wonderful views to the north.


Hedley

A historic town that’s located east of Princeton along Hwy 3. This is where the underground Mascot gold mine was established in the early 1900s. Today the Upper Similkameen Indian Band operates the Mascot Gold Mine tours and is a must see if you are driving through. Here you’ll find many heritage homes from the early 1900s.
